Recent industry data shows that the self-storage industry has been the fastest growing segment of the commercial real estate industry over the last 40 years. Considered by financial analysts to be recession resistant based on its performance since the 2008 economic recession, the self-storage industry in the United States generated $27.2 billion in annual revenues (2014). Furthermore, total self-storage rentable space in the U.S. is approximately 2.5 million square feet (more than 210 million square meters). There are more than 78 square miles of rentable self-storage space, under roof, or an area exceeding three times the size of Manhattan. With storage use growing year after year, the importance of choosing the right materials for updates to these structures cannot be overstated. Storage facilities require strong, reliable construction to protect their internal assets. Metal roofing, wall panels and building accessories are the ideal choice when constructing a storage facility due to their proven weather-resistant, long-lasting durability.
Quality metal panels can withstand thunderstorms, heavy snowfall and strong winds. Popular products include exposed-fastener, hidden-fastener and standing seam metal roofing panels, which can be used on both personal storage buildings and large self-storage centers. Additionally, it is important to maintain a budget in the self-storage industry. Many metal wall and roofing systems are customizable and maintain quality and durability for their applications.
With new self-storage facilities dotting the U.S. landscape, older facilities can benefit tremendously from a facelift to stay in the game. Advantages to modernizing existing facilities include improving their occupancy, increasing their competitiveness with newer facilities and being able to charge the same rates as newly constructed spaces. If you have an older, rundown facility and a new one is being built down the street, you have to modernize your facility to draw in customers and stay competitive. Curb appeal is arguably the number one reason to update and modernize a self-storage facility.
When a potential customer drives by, building owners would be wise to ensure their facility is as eye catching and fresh looking as the one (or three, or four) down the street. And, once a customer takes a walk through the facility, the interior needs to be up-to-date as well. What this means, in practical terms, is that roll-up door systems, metal siding and roofing systems, and interior partition systems should all be modernized. There are a wide variety of metal wall, roof and door products available to achieve these goals. Depending on the individual facility, for example, for a more modern or high-tech feel, many use architectural panels to give it a facelift.
Another factor is location. Depending on weather and climate conditions, an owner may need to utilize more energy-efficient type panels, those with higher wind ratings or materials that will increase the facility’s strength.
Additionally, the longevity of newer higher tech materials can be a great benefit to owners in terms of potential energy savings and cost of life cycle expectancy from products used. For instance, consider the cost of installing a new standing seam roof versus simply spray coating to increase the appeal or useful life of a structure. Spray coating the roof of a 40- to 50-year-old facility may only extend the life by another 10 to 15 years, while a new metal roof will typically provide another 30 to 40 years of service.
Furthermore, the bottom line reality is that customer retention is likely to increase if everything is functioning properly and is aesthetically pleasing-from the doors to the walls to the roofs. Better functioning and eye-pleasing products will equal fewer complaints, happier customers and longer occupancy retention.
• Roll-up doors are the most common type of door used in a self-storage facility, providing security while requiring minimal maintenance and maximizing available overhead space.
• Swing doors are mounted on a 90-degree hinge, attached to a hallway system. They are often used for smaller storage spaces and as a complement to facilities with roll-up doors.
• Wind-certified doors offer added protection for facilities with outdoor storage units in areas prone to high winds. Always check with the manufacturer for specs and special installation instructions.
