A Stepped Approach

DE Architects designed Las Flores Apartments—a high-density, transit-oriented affordable housing development with a height and density that created a contextual issue with adjacent architecture—in Santa Monica, Calif. To reduce the massing and provide common open space, modules were removed to include outdoor decks and a stepped profile. The design reverses the approach of a predominant stucco building with metal accents; it has light-colored metal wall panels as the dominant cladding material and bright blue stucco to accentuate voids. The darker colored stucco avoids visible grime found on white stucco buildings. Division 7 Services Inc. installed Taylor Metal Inc.’s Zincalume PBR panels finished in Kynar 500 Champagne.
