Luxury apartment living has come to Fifth Street in downtown Santa Monica, Calif. Known as NMS@1420 and NMS@1440, the new luxury apartment buildings offer one- and two-bedroom apartments for rent over 3,000 square feet of ground floor retail space.
“The mixed-use projects are part of an evolving urban fabric in downtown Santa Monica,” says Lise Bornstein, AIA, LEED AP, Killefer Flammang Architects, Santa Monica. “The importance of permeability and livability at all sides of the project is reinforced by highly articulated facades and balconies at every unit.”
“The projects are distinguished by full lot length 10-foot-wide courtyards, which run along the sides of the projects and provide open space for tenants in the downtown urban setting,” Bornstein continues.
Tube steel trellises are located along the ground floor and through the courtyards, and at the fifth- and sixth-floor balconies. The powder-coated custom blue trellises extend more than 200 feet along the front and courtyard façades, and are an average of 8 feet wide. Weathered brown metal siding accents the balconies along the street, alley and courtyard façades, as well as the sixth floor.
Retail spaces are open to the street with large storefront glazing from Arcadia Inc., Vernon, Calif., that wraps the corners into the courtyards, Bornstein explains. The projects are unified by 20,000 square feet of Titan Cool Roof Energy Star metal roofs in Weathered Copper from Custom-Bilt Metals, Chino, Calif., that are sloped to conceal mechanical equipment wells.
Rossmoyne Inc., Glendale, Calif., installed a total of 13,120 square feet of metal wall panels. Metal Sales Manufacturing Corp., Louisville, Ky., supplied 6,300 square feet of its TL-17 wall panels and trim in powder coated in Weathered Copper to match the roof panels. Additionally, Anoka, Minn.-based Firestone Metal Products Inc. supplied 520 square feet of its UnaClad Series 3000 plate panels in Metallic Silver. The project also features 6,300 square feet of Parklex façade wall panels in Ambar and Gold from Composites Gurea S.A., Navarra, Spain.
The recently completed projects opened in July, each featuring 50 ultra-modern, well-designed floor plans, subterranean parking, a personal-intrusion alarm system and controlled-access entry. The apartments include European wood cabinetry and professional series, stainless steel kitchen appliances, along with in-unit washers and dryers, modern lighting and other top-of-the-line amenities.
