The exterior of the 2400 Market St. building was extensively renovated, and its exterior was clad in glass and aluminum with wood grain finishes. The block-wide, 600,000-square-foot mixed-use facility was vertically expanded. The existing structure was a concrete slab with concrete columns, sufficient to permit a five-story build above the roof line. Gensler was the architect and Varenhorst was the executive architect.
Occupants include Aramark Corp.’s corporate headquarters. It was previously known as the Marketplace Design Center. Originally constructed in the early 1920s as a four-story Hudson Motor Car Co. fabrication plant, 2400 Market was adaptively reused as a nine-story, mixed-use office and retail building. Outside, a new promenade was constructed along the building’s west side that overlooks Schuylkill River Trail and Schuylkill River, linking Chestnut Street and Walnut Street.
The project utilizes aluminum-framed window wall systems with anodized and wood grain finishes and low-E glass. The glass-and-metal building envelope reduces need for electric lighting. Variable refrigerant flow HVAC systems and water-conserving plumbing fixtures also contribute to the building’s energy efficiency.
Wausau Window and Wall Systems supplied its HR and HRX INvision unitized window walls. Linetec finished the window walls with black anodize, clear anodize and European Cherry wood grain finishes.
Linetec also separated metal profiles into two parts and added thermal struts with polyamide insulating strips. The thermal improvement maintains the systems’ structural and long-term durability, and reduces heat transfer and condensation. Viracon Inc. supplied its 1-inch insulated glass units with VNE-63 low-E glass.
Regarding the wood grain finishes, Tammy Schroeder, LEED Green Associate, marketing manager at Linetec, says, “Unlike natural wood, the finished aluminum does not swell, rot, warp or attract insects. The finishes also are fire retardant; resist corrosion, water and humidity; and meet the American Architectural Manufacturers Association’s AAMA 2604 specification standard.”
Eric Foss, CEO at Aramark, says, “This is a location that’s going to allow us as a company to continue to live up to our mission, which is all about enriching and nourishing lives for our consumers, for our clients, for our associates, and for our communities.”
The property is owned by Lubert-Adler and PMC Property Group. Dean Adler, CEO and co-founder at Lubert-Adler, says, “2400 Market is the gateway to Philadelphia,” referring to its location across from University City, 30th Street Station, near Rittenhouse Square, the Central Business District, Interstate 76 and Schuylkill Expressway. “This is one of the most ideal locations for any type of use. It is in the heart of two places that are exploding and you’re at the epicenter of town.”
