Fedrick Mini Storage, Royce City, Texas

NUCONSTEEL partnered with its sister company, Nucor Building Systems, to develop an innovative, streamlined approach to the ministorage building market, and worked together on this 6,000-square-foot (557-m2), 40-unit mini storage complex. From concept to finished product, the project took only four weeks.

Installation for the project was significantly quicker than with red iron. The framers from JRW Metal Works had five men on the site to start framing and after layout, plan and spec review it took them only six hours to complete framing the exterior walls.

Installation of the skin for the interior walls and partitions took only five hours to complete. Typical R-panel was used to sheath the exterior and roof of the project.

The installation of the 40 roll-up doors took only two days. In addition to the 9-foot (2.7-m) doors that are capable of accommodating boat trailers, one of the unique benefits of this project is that the interior panels can be adjusted from 5-foot (2-m) depth to 10 feet (3 m) by unscrewing the panel and moving or removing the panel for larger storage.

Currently the mini-storage complex is at 50 percent capacity. When it reaches 80 percent, Fedrick is ready to begin erection on the second slab for their sister complex next door.
